Land Use Bylaw Update and Community Design Guidelines Creation

In 2018, Council approved a municipal budget for a planning project to update the Land Use Bylaw and develop a Community Design Guidelines document. The Planning and Development Department asked Dillon Consulting to assist with this project, who assembled a team of planning, environmental, municipal engineering and transportation professionals with a depth of experience in planning for municipalities across Canada.

There are two significant deliverables for this project:

  1. The updated Land Use Bylaw. The Land Use Bylaw directs the town’s form and use, and though most of the Bylaw remains unchanged, the Town is modernizing key regulations to account for community changes, suggestions, challenges, and aspirations.

Click on the button to the left to see the current Land Use Bylaw 778-2016. The Land Use Bylaw helps Fox Creek work towards its Municipal Development Plan vision:

“The Town of Fox Creek is a community that presents supportive environment to its citizens through building complete, accessible, and livable neighbourhoods, that commits to sustainable development and diversified economic base, and that actively engages its citizens in the planning decisions.”

  1. Community Design Guidelines document creation. The Guidelines elaborate and expand the design vision for the Town of Fox Creek Municipal Development Plan about the physical evolution of the town while providing concise regulations to guide growth and change.

Progress:

  • June 20, 2018: Project Commencement
  • July 31, 2018, and August 1, 2018: Start-up meetings held with Councillors as well as Town of Fox Creek administrative representatives.

You are invited to learn how the Land Use Bylaw of your town is being updated!

This is a meeting with all the key stakeholders in the Town of Fox Creek (October 11th, 1 pm to 3:30 pm). These stakeholders include but are not limited to: builders, landowners, not-for-profit housing organization, developers and Town staff, including representatives from planning, development, engineering and fire protection services. The purpose of this meeting is to identify concerns and goals for the stakeholders and determine how their input can be included and incorporated into the bylaw amendments.

What is a Community Design Guidelines document? How can this help and direct urban developments in our community?

Participants will learn and have the opportunity to give feedback on the critical challenges and opportunities resulting from the implementation of great urban design into a development project. Inputs gathered from these discussions will contribute to the drafting of both the Community Design Guidelines document and part of the Land Use Bylaw.
